Description
SOURCES SOUGHTÂ
Â
The Department of Veterans Affairs desires to lease sufficient rentable square footage to yield 11,430 contiguous Net Usable Square Feet of Medical Office and related space in The Thomas County, Georgia for use as a Community-Based Outpatient Clinic (CBOC). The space shall have a minimum of 100 parking spaces available. A lease up to 15 years will be considered. 10 years Firm Term.

New and Existing buildings ONLY will be considered. However, if not a New Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences and must be ready for occupancy no later than July 1, 2025.Â

Space within or fronting on the following boundaries will be considered:Â
a. North: Palmer Road
b. South: New Hope Road
c. East: Hallman Road
d. West: U.S. 319

A market survey of offered properties will be conducted by VA staff. Interested offerors (owners, brokers, or their legal representatives) should submit site-specific information concerning their properties to Sibyl Graham by e-mail only no later than 3:00 PM on November 6, 2023, at the following: Â

Expressions of interest must contain the following information:Â

Building name and/or address and location of the available space within the buildingÂ
Number of spaces to be offered and expected rental rate per NUSF, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any.Â
Date of space availabilityÂ
Building ownership information and authorization from owner to offer the property if applicableÂ
Energy efficiency and renewable energy features existing within the proposed buildingÂ
List of services provided (Utilities, janitorial, pest control, security monitoring, etc.).Â
Complete Exhibit A- Only VSOB or SDVOSB.

The Government is considering space if economically advantageous. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space. Â
