Description

General Services Administration (GSA) seeks to lease the following space:



State: Georgia



City: Macon



Delineated Area:



Central Business District of Macon, GA:



N: Riverside Drive



S: Hemlock/Oak street



E: 5th Street to MLK BLVD



W: Orange Street



Minimum Sq. Ft. (ABOA): 9,209 ABOA SF



Maximum Sq. Ft. (ABOA): 9,209 ABOA SF



Space Type: Office



Parking Spaces (Total): 3 (Surface)



Full Term: 10 Years



Firm Term: 5 Years



Option Term: 0



Additional Requirements:



Contiguous space on a single floor is required. The Government shall have the right to relocate exterior penetrations for security concerns.



The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year.



The Government shall determine if blast film is required based on risk/vulnerability assessment of the property.



If the proposed site is a multi-tenant building, the other tenants shall not be retail and shall not cater to heavy public use or heavy foot/vehicle traffic. Risk/vulnerability assessment of the property will be on a case by case basis.



The Government shall have the right to mount roof antennas.



Collocation



For security and safety of employees, and Government operations, Government cannot be collocated with:




  1. Federal Agencies whose primary clientele are involved in or have ties to criminal elements.

  2. State Agencies whose primary clientele are involved in or have ties to criminal elements.

  3. Local Government Agencies whose primary clientele are involved in or have ties to criminal elements.



Government is not to be located in any building or within 1,000 walkable feet of agencies or industry types




  1. A. Private firms whose primary clientele are involved in or have ties to criminal elements.

  2. Agencies providing probation and/or parole services

  3. Halfway houses

  4. Agencies providing drug abuse

  5. counseling/rehabilitation programs

  6. Agencies providing social service agencies and welfare type programs

  7. Agencies providing welfare type programs

  8. Private law firms representing drug offenders



Government building entrances/exits are not to be located within a 1,000 foot minimum boundary of:




  1. Drug-free zone

  2. Day care center boundary

  3. Park

  4. School

  5. Areas where drug activities are prevalent

  6. Hotels and or motels

  7. Print media offices

  8. Radio stations

  9. Residential housing

  10. Shopping centers

  11. Stadiums/arenas

  12. TV stations



These factors may be acceptable but may not pose an unacceptable risk of surveillance of Government facilities or operations. The Government will assess the security of Government operations during the site selection/market survey process. The determination of the acceptance of locations where easy surveillance of Government facilities creates an unacceptable security risk to operations is within the sole discretion of the Government.



Residential adjacencies to potential sites will be carefully reviewed with agency security guidelines and at the government's discretion, may be eliminated from consideration.
